  • Project consists of four blocks A, B, C and D.
  • Four basement floors for parking, building service and storage areas.

  • Building Management System (BMS).
  • Controlled access.

  • Common water tank with a capacity of around 500 cubic meters.
  • Ventilated underground parking.
  • External walls: Masonry double walls or reinforced concrete walls.
  • Full tanking waterproofing system for basements walls and foundations
  • Aluminum and Glazing:
    • High quality aluminum profiles with clear double glazing glass.
    • Aluminum profiles: Technal, Schûco, Vista-Wall or equivalent.
  • Kitchens:
    • Kitchen Cabinets will be installed with granite or reconstituted stone countertops.
    • Manufacturers: Alno, Medline, Meker or equivalent. 
  • Sanitary fixtures:
    • Sanitary ware manufacturers: Laufen, Duravit, Kohler, Ideal Standard or equivalent.
    • Sanitary fixtures: Grohe, Freidrich Grohe, Hans Grohe, Kohler or equivalent.
  • False ceiling:
    • Gypsum board and/or wood panels as per project design. 
  • Painting:
    • High quality putty and paint will be used for surface finishing.
    • Manufacturers: Berger, ICI Dulux, Tinol or equivalent. 
  • Tiling:
    • Apartments reception area will be tiled with marble or large size ceramic tiles.
    • Apartments bedrooms area flooring will be finished with laminated parquet or first choice ceramic tiles.
    • Bathrooms will be tiled with first choice ceramic.
    • Kitchen will be tiled with first choice ceramic. 
  • Woodworks:
    • Solid wood Oak, Walnut or equivalent will be used for main entrance door.
    • Painted semi solid core or MDF or equivalent for reception and bedroom area doors.
    • Cupboards cabinet and shelves will be in Melamine or equivalent.
    • Cupboards doors will be in MDF or equivalent.
    • Hardware: Geze, Architect, Ecostile, Grass or equivalent. 
Electrical Systems
  • Electrical Equipment:
    • Manufacturers: Legrand, Gewiss, Bticino or equivalent.
    • Circuit breakers: ABB, Schneider or equivalent.
    • Lightning and surge protection system. 
    • Video door interphone system.
    • CCTV surveillance. 
  • Power Generators:
    • Manufacturers: Caterpillar, Perkins, Volvo or equivalent.
Conveying Systems
  • Elevators will be provided for all blocks.
  • Capacity of 6 to 8 persons, speed 1.75m/s for blocks A, B, C and D.
  • Manufacturers: Mitsubishi, Schindler, Fujitec, Otis, Kone or equivalent.
Mechanical Systems
  • Heating:
    • Individual heating system; or alternatively, the developer at his own choice only, may decide using central heating system, with individual energy meters.
  • Air Conditioning:
    • Independent Split or Multi-split System.
    • Manufacturers: Mitsubishi, Fuji, LG or equivalent.
  • Fire Detection and Protection:
    • Fire safety and fighting systems as per International codes.
    • Fire detection units will be installed, as needed, in parking, circulation zone, elevator entrance halls, etc.
    • Automatics extinguishers will be installed, as needed, in boilers room, fuel stoking, generators, etc.
  • Domestic water:
    • Domestic water will be obtained from main city waters and stored in water tanks in basement levels.
    • Central booster sets shall distribute the domestic and potable water to the project.

All decorative features, false ceiling details, lighting fixtures and furniture elements shown on this brochure cannot be considered as part of the standard proposed design, they only intend to give an indication of the possibilities that might be added by the apartments end-users at their own cost. The company reserves the right to increase or reduce the total land plot area, increase or reduce the total space or the common areas and their distribution within the project, alter any part of the development, the number of buildings in the project, the number of floors in anyone of the project building, the floor layouts, or any other details at any time and without prior notice to the end-users.

The contents herein shall not form part of or be deemed to form part of any contract or be a representation including any such contract. The full terms and conditions of the sale are contained in the company’s sales contract.
